Buying on the Akrotiri peninsula: the airport, the bases, the university and the land rules east of Chania
The peninsula east of Chania holds the airport, a Hellenic Air Force wing, a US naval base and the Technical University of Crete, and its villages start at the city's eastern edge. What that means for a buyer: the military question, the student market, the land overlays and what the price data can and cannot say.
Akrotiri is the most practical place in western Crete to live if you fly often or work in Chania: the airport is on the peninsula, so is the Technical University of Crete, and its villages start at the city’s eastern edge. It is not a quiet peninsula. The runway is shared with a Hellenic Air Force combat wing and a US naval base, the university shapes the rental market, and the open country is where the forest and archaeology rules bite. Checked in October 2026 against the US Navy’s base pages, the university’s own figures, Greek law, the Region of Crete, Greek press and portal data.
I am not a lawyer or an engineer, and this is not legal or planning advice. What a specific plot allows is a question for the planning office and your own engineer, answered in writing.
Akrotiri in one minute. The peninsula east of Chania is the Akrotiri municipal unit, one of seven in the Municipality of Chania. It holds Chania International Airport, on an airfield shared with the Hellenic Air Force’s 115th Combat Wing and the US Naval Support Activity Souda Bay, whose Marathi pier lies on Souda Bay. Crete is not a border area under Law 1892/1990, art. 24, so the clearance that law requires of some buyers elsewhere does not arise here. The Technical University of Crete campus had 6,863 students in 2023–24, with residence places planned at 388; Chania studios rented from about €400 a month in 2026. The forest map was ratified for areas of Chania prefecture in 2022. Asking prices across Chania prefecture averaged about €3,100/m² in mid-2026; no official figure exists for the peninsula.
What and where Akrotiri is
The peninsula is the broad headland north of Souda Bay, and administratively it is the Akrotiri municipal unit, one of seven in the Municipality of Chania. It was once a municipality of its own, which Chordaki, Akropolis and the Gouverneto monastery joined in 1997. Its places include Mouzouras, Chordaki and the beach settlements of Stavros, Kalathas and Marathi in the Stavros and Akrotiri guide. The airport sits in the middle of the peninsula, and the Technical University’s campus is on the peninsula too.
The airfield and the bases next door
Chania Airport «Ioannis Daskalogiannis» is a civilian airport on a shared airfield. The US Navy’s description of Naval Support Activity Souda Bay places the base on the Akrotiri peninsula, sharing the airfield with the airport and the Hellenic Air Force 115th Combat Wing, with about 1,000 people; its Marathi NATO pier complex has, in the Navy’s words, the only deep-water pier in the Mediterranean able to berth aircraft carriers.
For a buyer the legal answer is short. Greek law restricts purchases in the border areas listed in article 24 of Law 1892/1990, and none of Crete’s regional units is on that list; the article for British buyers covers the law in full. The bases are fenced military land and not for sale. Ask the planning office in writing whether anything linked to the airfield or a military installation affects the plot you want, and visit at different times of day before you commit.
The university and the student market
The Technical University of Crete has its campus on Akrotiri, and its own figures give 6,863 students in 2023–24, including 519 master’s and 232 doctoral students, across five schools. An expansion approved in 2023, four new buildings with 60 rooms for 84 students, was due by the end of 2025 and, with the existing halls upgraded, would make a complex of 388 places; in July 2026 Greek press still described the new halls as being completed in stages. The private market takes the rest: the same report put Chania studios at about €400 a month and easily €450–500, two-room flats up to €700, with owners moving to short-term platforms, and found that students still mostly want to live in the city, citing daily needs and limited night buses to the campus. A flat let to a student is a residential lease like any other, and the rules in letting your Crete home long-term apply to it.
Water, fire and the land overlays
Water comes through the municipal network. The Chania water utility, ΔΕΥΑΧ, runs at least part of it on the peninsula: its notices in October 2026 included two supply interruptions in the Mouzouras community of the Akrotiri unit. Ask the utility and the neighbours how the supply behaves in summer, and whether the house has a cistern.
On high-risk days the Region of Crete closes parts of the countryside. Its 2026 fire-season order bans people and vehicles from the Kathiana windmill park, which it lists under the Municipality of Chania, on category 4 and 5 days, and the plot-clearing duties apply here as everywhere on the island.
The land rules matter most in open country. The forest map for areas of Chania prefecture was ratified in November 2022 (ΦΕΚ 901/Δ/2022), and on it a stony hillside or an olive terrace can be forest; the peninsula’s caves, chapels and monasteries, described in the guide to Agia Triada, Gouverneto and Katholiko, are a reminder that archaeology is part of the check. Both are explained in forest maps and archaeological zones, and an engineer checks them, with any Natura 2000 designation and the plot’s road access, before a deposit.
Prices and the choice of village
No official price series covers the peninsula. The Bank of Greece’s valuation indices cover only broad categories: apartments in Greece’s “other cities” rose 5.4% and in its “other areas” 7.1% year-on-year in the second quarter of 2026. Property-portal figures reported in the Greek press put the average asking price across Chania prefecture at about €3,102 per square metre in mid-2026, the highest of Crete’s four prefectures, against about €2,250 for the island. Akrotiri sits inside that figure. Within it, the village, the view and the distance from the runway move a price as much as the size does, and the comparison of areas sets Chania against the rest of Crete.
The honest downside
Akrotiri trades quiet for convenience. The airfield is shared with a combat wing and a naval base, and no seller can switch that off. The student market is real but capped by what students can pay, and the new halls will take part of it. The open country is exposed, with fire restrictions on bad days and land rules that can make a plot unbuildable. And the peninsula prices off Chania, the island’s most expensive prefecture.
Disclosure: Honest Crete does not sell or list property. Enquiries sent from this section go to a licensed estate agent, not to us; the full statement is below. Nothing in this article names a developer, a property, an agent, a landlord or any other business; the Municipality of Chania, ΔΕΥΑΧ, the Technical University of Crete, the Region of Crete, the Bank of Greece, the Hellenic Air Force and the US Navy are named as the public institutions they are.
Worth it if you fly often, work in Chania or at the university, and want a house with services and a short drive to town, accepting aircraft and a lively rental market as part of the package. Skip it if you are buying for silence, or for a plot in open country that nobody has yet checked against the forest map, any Natura designation and the archaeology.
Can foreigners buy property near the military bases on Akrotiri?
Yes. The clearance Greek law requires of some buyers applies in the border areas listed in article 24 of Law 1892/1990, and no Cretan regional unit is on that list. The airfield, the Hellenic Air Force wing and the US Naval Support Activity Souda Bay sit on fenced military land that is not for sale, but buying a house in the villages around them needs no special clearance.
Where is the Technical University of Crete?
The Technical University of Crete has its campus on the Akrotiri peninsula east of Chania. It had 6,863 students in 2023–24, including 519 master's and 232 doctoral students, across five schools, according to the university's own figures.
Is a student let on Akrotiri a good investment?
Greek press reported Chania studios renting from about €400 a month in 2026, and found that students still mostly want to live in the city, citing daily needs and limited night buses to the campus. The Technical University's residence expansion, planned at 388 places, is expected to ease the market. A student let is a residential lease under Greek tenancy law, not a short let.
How far is Akrotiri from Chania?
The Akrotiri peninsula begins at the eastern edge of Chania and holds the city's airport, so most of its villages are a short drive from town. That closeness, with the airport and the Technical University on the peninsula, is the main argument for Akrotiri over quieter parts of the prefecture.
Is Akrotiri part of Chania?
Yes. Akrotiri is one of the seven municipal units of the Municipality of Chania, a former municipality of its own; Chordaki, Akropolis and the Gouverneto monastery joined it in 1997. The town hall and the planning office for a house on the peninsula are therefore Chania's, and the Chania water utility, ΔΕΥΑΧ, runs at least part of the network there.
What land checks matter most on Akrotiri?
The forest map, ratified for areas of the Chania regional unit in 2022, Natura 2000 designations and archaeological zones are the overlays that decide whether a plot on Akrotiri can be built on. Each is checked by an engineer against official maps before any deposit, together with the plot's road access and the village's planning status.
